Omaha Real Estate by School District

Searching for Omaha real estate can be difficult if you are not familiar with how Omaha, Nebraska neighborhoods are organized in the local MLS. If you are considering relocating to Omaha, it is important to understand how members of the Omaha Area Board of Realtors typically use their MLS to find Omaha properties.
Unlike some other areas in the U.S., home buyers and Realtors in the Omaha, Nebraska area typically search for properties by school district instead of city name. This is because there have been many cities in the suburbs of Omaha that have been annexed and are now within city limits. Since they still retain a lot of historical and geographical character, they are still often referred to by their original city names, but are now more accurately school districts and neighborhoods within the Omaha area rather than cities.

- Bellevue Schools
- Bennington School District
- Blair School District
- Elkhorn School District
- Fremont School District
- Gretna School District
- Millard School District
- Omaha School District
- Papillion-La Vista School District
- Ralston School District
- Waterloo Schools
- Omaha District 66 Schools
Within each of these local school districts, there are, of course, various smaller areas listed in the Omaha MLS. It’s worth noting that while Papillion and La Vista are seperate neighborhoods on the south side of Omaha, they do share the same school district, called Papillion-La Vista. Another piece of information that will help you when searching for Omaha real estate is that Westside is often referred to as District 66 or Westside District 66. In addition, Waterloo school district is also referred to as Douglas County West Community Schools, but is still listed in the Omaha MLS as “Waterloo.”
